The latest data from Fahrländer Partner, the SNB, and the FSO confirm the strength of the Swiss real estate market. Both owner-occupied housing and the rental housing sector continue to benefit from sustained high demand.

Homeownership: Positive Trend with Subtle Differences

Market experts’ price expectations for the coming months remain largely positive. A widespread decline in prices is not in sight, although the segments are showing nuanced developments:

Single-family homes
Sustained momentum across all price ranges. With a +2.9% increase in the second quarter of 2026, the premium segment recorded the strongest price growth.

Condominiums
In the entry-level and mid-range price segments, prices continue to rise (+1.0% and +1.2%, respectively, compared to the previous quarter). In the premium segment, however, there is a slight consolidation (-0.3%).

Rental Housing Market & Multi-Family Homes
Pressure on the rental housing market remains unabated. A clear majority of 56% of experts forecast that residential rents will continue to rise in the coming months. Accordingly, multi-family homes remain stable in value and in high demand as investment properties.

Monetary Policy: Reliable Framework Conditions

The SNB is ensuring continuity in monetary policy and is leaving the key interest rate unchanged at 0.00%. This decision guarantees stability in the mortgage market and continues to secure reliable financing terms for homeowners.

Inflation remains fully under control: The SNB’s conditional inflation forecast for the years 2026 through 2028 was raised only minimally and, at levels between 0.6% and 0.7%, remains well within the price stability target range.

Conclusion for Homeowners and Investors

Thanks to the SNB’s stable monetary policy and solid demand, the Swiss residential real estate market is proving to be extremely resilient. While single-family homes are gaining ground across all segments, the premium segment for condominiums currently requires a particularly targeted market positioning and pricing strategy.
